As the joint/sole owner, I/we intend to sell the property either with vacant possession or with tenants in situ upon completion.
I/we appoint Get Sold UK as the exclusive selling agent for a period of 4 weeks starting from the first day the property is marketed. To terminate the contract with Get Sold UK, a 1-week notice is required. If a client introduced by Get Sold UK completes the purchase of your property after you have terminated your contract, you are obligated to pay the full fee (if applicable).
During the exclusive agency period, I/we agree not to engage any other agent to market the property.
Get Sold UK – Sell Your Property.
Means that Get Sold UK will list your property on Rightmove & Zoopla until it is sold, offering our full range of Estate Agency and Financial Services to all clients and potential buyers. Please note, Get Sold UK does not handle the maintenance or repair of unoccupied properties listed for sale.
You agree that whatever Get Sold UK achieve over the marketing price that we split this amount 50/50.
If you choose to reduce the asking price to facilitate a sale, any amount obtained above the new reduced price will be split 50/50 with Get Sold UK.
This amount will be invoiced and must be paid by your conveyancer within seven days of completion.
In the event your property is down-valued, and you request to find a new buyer, Get Sold UK will re-list the property at the down-valued price. Any amount achieved above this will be split 50/50, regardless of whether the offer is from the original buyer or a new one.
Changing Your Mind:
If Get Sold UK secures an offer above the asking price and you decide to withdraw your property from the market. If you then choose to re-list the property with a different agent within 3 months of withdrawal, you will be liable for the full fee based on the offer provided by Get Sold UK, payable immediately once the property is advertised by the new agent on any platform.
By agreeing to these terms, I acknowledge this agreement and instruct Get Sold UK to market my property at the listed selling price.
Once an initial selling price is agreed and accepted, and the sales memorandum is issued, Get Sold UK is entitled to 50% of any amount over the agreed asking price, even if the asking price is later reduced.
Get Sold UK is entitled to a fee of 1% of the marketing price in the case of a sale via part exchange or a direct introduction. This applies also if you arrange a private sale within our contract term.
The contract is paused upon agreement of a sale and will reactivate if the sale falls through, or after one month from the start of the contract.
All fees are subject to VAT at the current rate of 20%.
Failure to settle any fees will result in the debt being passed to our collection agency. We reserve the right to claim interest (at 8% above the Bank of England base rate) and compensation for debt recovery costs under the Late Payment legislation.
